*Dogs must be under supervision at all times due to livestock in the surrounding farmland. Please use a lead in the garden/when walking up the lane and pick-up after your furry friend. No dogs upstairs (perhaps use the stair gate) and no dogs to be left unattended in the property. Doggy day-care services are available locally if required, please research online prior to arrival if planning a non-dog friendly day trip.
The Entrance Lane
This lane was the original farm thoroughfare, but now serves Tom’s Cottage and one other domestic property for vehicle access. As the lane does connect surrounding fields, there may be occasional farm movements, like sheep changing fields.
Although not tarmac’d, the surface is hard and regularly maintained providing easy passage for regular domestic vehicles. We do suggest not travelling over it at excessive speeds (we find around 10mph a good fit, which gives time to see what’s flowering in the hedgerows!)
There is a small ford to cross just before reaching Tom’s Cottage which is fine for regular domestic vehicles: from Teslas to Volvos! Our best navigating technic: enter ford in one corner, drive diagonally across the water and exit on the opposite corner. The ford is also maintained for domestic vehicle use.
EV Charging
Providing guest convenience in an eco-friendly way is really important to us. So we’re delighted that Tom’s Cottage now provides a designated EV charger - exclusively for guest use.
Charging is easy with our tethered Voltshare 7kw type 2 charger: download the Voltshare app (Apple App or Google Play), plug in your car and scan the QR code on the front of the charger. This provides guests with Pay As You Go charging along with the backup of a 24/7 helpline.
When out and about: Wadebridge and Camelford are our closest public charging points (both about 7 miles away). Zapmap provides up to date information on CCS charging wherever your adventures take you.
But the great thing is: exploring Cornwall from Tom’s Cottage is now relaxing for electric car users. Charge-up on arrival or after a day out. No queueing for an available plug-in, no lingering around while charging. Just unwind and enjoy the stay.
The Ground Floor
The ground floor is accessed from the door by the car-parking area, direct into the utility room (with 2 external steps). There is a side path to the side of the house that leads through a garden gate to the patio area, from which there is a door leading right into the kitchen – this is an alternative route for those wishing to avoid the steps.
The utility room provides plenty of space for coats, boots and dropping bags on arrival. Housing the washing machine and fridge-freezer, it sings traditional back-kitchen with its slate floor and stone walls.
The den is located to one side of the utility room. Carpeted and equipped with desk, chair and broadband booster it is a perfect quiet spot for any study or checking work emails.
Also contains a couple of beanbags for relaxing with a book or catching-up on a mobile; the Tom’s Cottage bookcase is to be found here: stocked with games and books.
The main access to the house is via 2 steps up from the utility room into a passageway which leads pass the downstairs wet-room to the kitchen.
The wet-room is on the same level as the passageway and has a sliding door. Recently converted from its original use as the walk-in larder, this is a spacious room with underfloor heating and 2 character windows (with blinds). With lavatory and basin complementing the electric shower, there’s plenty of room for a massed wash-off after the beach!
The kitchen is at the end of the passage, with 1 small step up. Serving as a breakfast room as well as being well equipped for cooking, it even has a spare cupboard for grocery storage. Contains electric cooker with grill & 4 hobs, microwave, dishwasher & under-counter fridge; table & chairs to seat 4 and fully stocked cutlery, crockery and kitchen utensils. Stocked broom cupboard with door.
An external door from the breakfast area leads out to the patio area where there is a bistro set of 2 chairs with a table. 3 steps up lead to the back lawn – a spacious yet enclosed area with seating in different spots.
The dining room is next to the kitchen, with 1 small step down. A light and airy room at the front of the house, retaining original features yet furnished in a contempary rustic style. Table and chairs to comfortably seat 8, plus sideboard and carpeted.
The sitting room lies beyond the dining room – on the same level. Also carpeted, this room has 2 comfy sofas and chair/seating for 8 to relax together. With its smart TV and wood burner this is the perfect place for movie nights.
Front passage: well, we call it a passage but it’s more like 1 pace wide by 3 long! This is the area crossed between the dining room and sitting room, lies at the bottom of the stairs and leads into the front porch via the front door.
The front door has a threshold step into the period porch, which leads into the front garden. The porch’s traditional slate slab flooring is beautiful but needs care in damp weather. A small step down takes one into the delightful front garden, defined by its old stone walls which create a sheltered suntrap.
The front patio is situated here, nestled between the porch and outer wall of the sitting room. Sheltered and a natural suntrap, this is cottage garden heaven. Paving adjoins lawn on the same level, short slope up from path to patio. Seating for 8.
The First Floor
The first floor is accessed by the stairs, which are in keeping with a 200-year-old cottage. Not the pokiest we’ve come across by a long shot, but there is a steepness to them not found in modern houses. Banister and carpet fitted.
The upstairs landing provides direct access to the bathroom and 4 bedrooms, and is carpeted; as are all the bedrooms. The bedrooms all contain window seats and have fastenings fitted should parents wish to discourage little people leaning out of an open window.
The bathroom is at the top of the stairs across the landing. Fitted with bath and over-bath shower, lavatory and basin; vinyl over floorboards.
Bedroom 1 overlooks the front garden and is above the front patio. Spacious and light, this room has a 5’ king-size bed, original built in wardrobe, dressing table, chest of drawers and bedside tables along with an accent chair.
Bedroom 2 is very similar to bedroom 1 – overlooking the front garden it is well proportioned and generous in size. Contains 5’ king-size bed, built in wardrobe, dressing table, chest of drawers and bedside tables; and accent chair.
Bedroom 3 is the twin bedroom, with a pair of regular 3’ single beds. Window overlooking the back garden with glimpses of pastoral views through the trees. Bedside cabinet, dressing table and clothes rail.
Bedroom 4 has a really sweet feel to it. Offered as a standard single room (3’ bed) unless the truckle bed (also a full size 3’ single) is requested; when the room is rearranged to accommodate 2 guests. Window overlooking the back garden with view into fields beyond. Bedside table, dressing table and clothes rail.
This room contains a cupboard in which the house’s water cylinder is housed – not to be confused with a wardrobe!
The Garden
The front and back gardens merge into one via a little path between the front patio and flower border. Direct access from indoors is via the front door (through the porch) to the front garden or external kitchen door (to back patio leading to back garden).
Contains lawned areas interspersed with cottage garden borders. Back garden boundaries consist of tree-lined Cornish banks while the front garden is walled along one side and has low walls flanking the front garden gate.
The bar-b-q is located in the front garden near the bar-b-q bench in addition to the front patio with seating. Various seating areas throughout the back garden and washing line provided.
Location
5 minutes from Port Isaac, the best of North Cornwall is within ¼ hour – from Tintagel Castle to the Camel Trail, Polzeath and Bodmin Moor.
